Dienten Cabin Terms and Conditions

All bookings accepted by Dienten Cabin are subject to the Dienten Cabin terms and conditions. The hirer and all persons in the party accept these terms and conditions upon making a booking with Dienten Cabin.

1. Booking and Deposit

a) A non-refundable deposit of 20% of the total hire cost is required to secure your booking (unless made through a third party provider, under which the provider’s terms and conditions for deposits will apply). Your booking must be made by email or directly through www.dientencabin.com.

b) Bookings will be provisionally reserved for up to 7 days, in which time the 20% deposit must be paid. If the deposit is not received by us within 7 days, the booking will be released and the dates made available to another party.

c) If your booking is made 6 weeks or less before the hire commencement date it must be accompanied by full payment.  All payments shall be made by internet bank transfer or electronic bank transfer, details of which will be provided at the time of booking.

d) At the time of balance payment a €200 damage deposit will be required to be paid. This will be refunded to you following check out and an inspection of the property by us, minus any costs / breakages / damage incurred during your stay.

e) Bookings will be confirmed by email on receipt of your deposit. You will receive a statement of:

  • Deposit amount paid;
  • Balance amount due; and
  • Balance due date

f) The remaining balance is to be paid six weeks prior to the hire commencement date by internet bank transfer or electronic bank transfer (details of which will be provided at the time of booking).

g) At the time of payment of the remaining balance, Dienten Cabin will request information about each of the party staying during the rental period. This is so that we can provide the necessary information about guests to the Gemeinde.

h) Upon booking of the accommodation, guests will be provided with a contact telephone number of the owners or their local agent should you have any problems whilst at Dienten Cabin.

2. Cancellation by Hirer

a) All cancellations of bookings must be made in writing (via email is acceptable) to Dienten Cabin no later than six weeks prior to the rental period. If cancellation is received no later than six weeks prior to rental, the balance of the rental will not be required, however the 20% deposit paid at the time of booking is non-refundable.

b) If cancellation is between four to six weeks before arrival, 50% of the total holiday price is to be paid.

c) If cancellation is between two to four weeks prior to arrival, 75% of the total holiday price is to be paid.

d) If cancellation is less than 2 weeks prior to arrival, 100% of the total holiday price is to be paid.

e) It is the responsibility of the hirer to take out adequate cancellation insurance at the time of booking.

3. Alterations and Cancellations by Dienten Cabin

a) In the unlikely event that Dienten Cabin becomes unavailable due to circumstances beyond the control of Dienten Cabin, the hirer will be offered alternative accommodation if available. In the event that no suitable accommodation can be offered then a full refund of monies already paid for the rental will be made to the hirer.

b) Any refund is restricted to Dienten Cabin hire costs and we are not liable for any cancellation or administration charges for travel arrangements, or other holiday costs.

4. What is Included

a) The rental price includes the following:

  • local Tourist Tax
  • bed linen
  • towels (one bath towel and one hand towel per guest)
  • electricity and gas (fair usage is required in order to support our sustainable tourism approach)
  • WIFI internet connection
  • Sauna use

b) Any defects or deficiencies must be reported within 24 hours of your arrival. After this time it will be assumed that everything is in order.

5. What is not included

a) The rental prices do not include:

  • End cleaning. This is charged at €150 for the whole chalet, €100 for the upper apartment and €50 for the lower apartment. The relevant fee will be added to the balance payment.
  • Personal, travel and cancellation insurance
  • travel, transportation, airport transfers, full resort representation or mid-stay
  • equipment hire (such as skis, boots, snowboards) or Lift passes.

6. Occupancy

a) Only persons listed on the email at the time of balance payment may occupy Dienten Cabin for the rental period. Dienten Cabin cannot be re-let or sublet to any other group/party or individual without the written approval of the owners.

b) Under no circumstances may more than the maximum number of persons specified in the chalet description, or booking form, occupy the chalet except by prior written agreement with Dienten Cabin. Dienten Cabin, or their representatives, reserve the right to refuse admittance to the chalet to the hirer and their party if they are in breach of this condition.

c) Animals will be accepted at Dienten Cabin with prior agreement from the owners. Please inform us of your requirements at the time of booking.

d) Dienten Cabin operates a strict no-smoking policy.

7. Arrival and Departure Times

a) Unless otherwise agreed in writing with the owners, Dienten Cabin will be available for occupation from 4.00pm local time on the day of arrival and must be vacated by 10.00am on the day of departure.

b) We will aim to accommodate guest’s needs for bag storage in the case of early arrival or late departure, however this is not guaranteed.

8. Hirer’s Responsibility

a) The hirer is responsible for taking all reasonable care of the property and its contents.

b) At the end of the hire period, the property and its contents, including all equipment, furniture, utensils, etc must be left clean and tidy, which includes the crockery and cutlery cleaned and  stored in the appropriate cupboards and ensure that the cooker, oven and fridge are clean.

c) At the end of the hire period, the hirer shall remove all rubbish from the house and ensure that recycling is taken to the recycling centre in Dienten.

d) The hirer shall ensure that no member of the party engages in any activity in or around Dienten Cabin which may cause damage, offence to the neighbours, pollution to the water or damage to the structure, this includes unacceptable anti-social behaviour.

9. Damage

a) Except in the case of normal wear and tear, the hirer will be responsible for making good any damage to the chalet or its contents which has occurred due to negligence, willful damage or irresponsible behaviour on the part of those occupying the chalet or their guests. Such damage must be immediately reported to Dienten Cabin or its representative. The cost of the replacement or damage must be paid for by the hirer to the owners.

b) A figure of €200 (unless otherwise advised) is held against damage to the property, furnishings, excessive cleaning requirements or unnecessary call-outs.

10. Injury and Damage

a) Dienten Cabin does not have any responsibility to compensate you for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

11. Insurance

a) The hire cost for Dienten Cabin does not include any personal insurance cover of any kind. It is a condition of booking that insurance is taken out against cancellation and it is strongly recommended that personal accident and medical insurance is also taken out.

12. Liability

a) Dienten Cabin does not accept any liability for any items left by the Hirer on the premises.

13. Rights of Access

a) Dienten Cabin, their representatives or their sub-contractors have the right of access to the chalet at any time with due regard to the convenience of the hirer for the purpose of linen changes, inspection of the property and to carry out any essential or routine repair or maintenance work.

14. Responsibilities

a) Neither Dienten Cabin or their representatives can be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown, illness, failure of any public service supply.

b) The hirer responsible for the booking undertakes that no person will suffer anything to be done which would endanger the policy of Dienten Cabin’s insurers in respect of the chalet and its contents which might make the same void or voidable.

15. Accuracy of Information

a) We always take a great deal of time to make sure that the information and photography contained on our website (www.dientencabin.com) to the best of our knowledge is correct. All information supplied by Dienten Cabin is given in good faith and is based upon information available at the time. All reasonable measures have been taken to ensure accuracy, but Dienten Cabin and their representatives are not liable for any variation however caused.

b) Dienten Cabin are not responsible for the accuracy of information contained in any third party marketing, websites and publications about the chalet.

16. Complaints

a) In the unlikely event that you have a complaint about Dienten Cabin or its contents whilst on holiday, it must be reported immediately to Dienten Cabin or its representatives who will take reasonable steps to resolve the matter.

b) Dienten Cabin shall not have any liability for any complaint submitted after the completion of the hire period.

17. Building Work

a) In the event of building works taking place by local authorities, private developers or neighbours, it is important to note that we are not responsible for such work, are unable to stop such work taking place or unable to control the level of noise, neither can we be responsible for any building works that take place during a holiday.

18. Force Majeure

a) We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by ‘force majeure’.

b) In these Terms and Conditions of Hire, ‘force majeure’ means any event which we or the supplier of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.
